This is an illustrative example. It explains how we would agree the scope of a clearance job. It is not a completed client project; the site details are general.
The Situation
A development plot has a mature tree line, dense scrub and self-seeded sycamore. The groundworks contractor needs the plot cleared, but the handover condition has not been agreed.
Before anyone prices the work, the client needs to specify stump depths, root removal, waste disposal and the finished ground level.
What Has To Be Settled Before Work Starts
- The working area, marked on a plan, with anything retained or excluded identified inside the line.
- The handover condition: stump height or grinding depth, whether roots come out, the finished level and who checks it.
- What is not in scope. Identify who is responsible for excavation, soil removal, drainage and surfacing. Do not assume these are included in tree clearance.
- The consent position: Check Tree Preservation Order and conservation area status, whether a felling licence is needed, and wildlife constraints. The tree owner remains responsible for permissions.
- Services and access: buried services, overhead lines, gate widths, ground bearing and where machinery can travel.
- Volumes and arisings: how much material leaves site, and the records that go with it.
How The Work Would Be Planned
The method would depend on access, ground conditions and nearby trees, boundaries and services. Mechanical felling may suit open areas; trees near obstructions may need to come down in sections.
Scrub would be cleared to the boundary marked on the plan, with stumps ground to the agreed depth. The quote would state whether cut material is chipped, stacked or removed.
On a development site, retained trees and their protection areas are usually governed by a tree survey and, where construction comes close, an arboricultural method statement. Those documents belong to the appointed arboriculturist; the clearance contractor works to them.

- A written quote listing the clearance boundary, stump depth, waste handling and exclusions
- Risk assessments and method statements for the specific site
- Waste transfer records for material that left site
- A completion record checked against the plan and agreed handover condition
